On a calendar, not a crisis
Commercial maintenance programs
The economics here are not subtle. A planned visit in a window you chose costs a fraction of an emergency call during service, plus none of the revenue you lose while closed.
Every commercial line has a rhythm, and once we have cleaned and cameraed yours we know what it is. A high-volume fryer kitchen line closes in months. A public restroom stack goes about a year. A warehouse trench drain might comfortably go two. Putting each on the interval its own condition justifies is the whole program.
Members get set pricing fixed for the term so it lands in a budget rather than arriving as a surprise, priority dispatch ahead of the general queue, and no emergency premium at any hour if something does stop in between.

What members get
- Set price per visit, agreed for the term
- Priority dispatch ahead of the general queue
- No emergency premium at any hour
- Written service history for every line
- Camera footage on file as a condition baseline
How we build the schedule
- Free walkthrough to map every line and cleanout
- One clean and camera to establish a baseline
- Each line scheduled on what its footage shows
- Interval reviewed as service history accumulates
We will not sell you a schedule you do not need
If your lines are modern, lightly loaded and in good condition, we will tell you that quarterly service is a waste of your money. Overselling maintenance is a good way to win one contract and lose a client.

Questions about maintenance programs
What does the walkthrough cost?
Nothing. We map every line, cleanout and structure on the property, tell you which are going to give you trouble, and quote a schedule. You are free to take that assessment and do nothing with it.
Can one agreement cover multiple properties?
Yes, and most of our portfolio clients run that way: one dispatcher, one line register across all addresses, and invoicing consolidated or split by property to suit your accounting.
